Teahouse Treehouse's appeal is due in part to its natural surroundings and closeness with nature.  There are spectacular sea views framed by the trees, because you are up in the trees.  Oversized mahogany Shoji screen panel doors let light pass through by day and keep the rain out at night.  Native hardwood floors, a magnificent queen-size bed, an antique West Indian plantation chair, a cabinet for clothes, a small desk (in case you have to "work" while you're on vacation), and a cafe table and chairs for outdoor eating / socializing.  High-speed wifi internet access too...everything you need!

The Teahouse Treehouse is a romantic Caribbean getaway featuring all the modern amenities you expect, cleverly adapted into its unique indoor/outdoor surroundings.  The under-roof teak outdoor galley kitchen faces beautifully designed native stone walls, with plants and flora.  The living area seamlessly blends the inside with the outside—that’s because almost the entire house can be opened up to the beauty of nature at your whim by merely sliding the screens aside...so cool!  Walking past the outdoor shower and down a short flight of stairs, you’ll reach the beautifully landscaped garden level. This bricked area features a graceful arching tropical flower garden, a barbecue grill, and comfortable seating area overlooking the bay.  The garden level is also where you will find the bathroom...which is fully tiled with Travertine stones and features luxury European fixtures.

IMPORTANT NOTICES:

1. Taxes: The Hotel Taxes in the VI are 12.5%.

2. Travel Insurance: We highly recommend Trip Cancellation Insurance for any unexpected problems, such as family emergencies or rare severe weather-related problems.  We always try to work with our guests, where possible, but cannot be held responsible for refunds to these or other like occurrences.

3. Rental Agreement: You must sign our standard Rental Agreement and Liability Waiver.  Once you book, we will send you our standard terms and conditions via DocuSign for your endorsement.  We will require your name, physical address, email, and phone number.

4. Satisfaction: We believe that one of the reasons we have so many repeat guests is because we take a personalized approach.  Before finalizing a booking, we like to speak to our guests on the phone to understand their needs and ensure their vacation at Teahouse Treehouse will be perfect.  This is often not possible due to wholesalers' rules and regulations. Therefore, if for any reason you are not comfortable with anything once we DO speak on the phone, we will do our utmost to find a solution.  Please note that our Rental Agreement and Liability Waiver will supersede any prior agreements, if your reservation was made through a wholesaler or travel agent.

5. Most guests choose to stay for 7-14 nights (our minimum is 4 nights).  Stays of <7 nights stays are available, with an additional short-stay surcharge of $250.

6. This is your private villa for the entirety of your stay.

7. You will require a 4-wheel drive / all-wheel drive vehicle (most rental agencies on St John only rent 4WD / AWD vehicles).

8. Rentals falling on or around Thanksgiving, Christmas, and New Year have a surcharge, which may not be reflected in your automated online quotation.  The surcharge for rentals on or around Thanksgiving is 10% / night, and the surcharge for rentals on or around Christmas and New Year is 20% / night.

9. We will answer all questions via text on any wholesaler's messaging portal.  However, we really like to speak to our guests personally on the phone before they book, to ensure they understand everything about the villa, the locale, and St John in general.  After booking, we work closely with our guests to ensure a flawless vacation and help with any general information.
